It depends on the loan type. VA loans are often more flexible — some programs work with scores in the 580–620 range. Conventional loans typically want 620+. The score matters, but so does your full picture: income, debt load, and loan amount all factor in.
VA loans can go to zero down for eligible veterans and active-duty service members. Conventional loans start at 3–5%. FHA is typically 3.5%. The right amount depends on your loan type, your savings, and what makes your monthly payment comfortable long-term.

Yes, though most lenders require a seasoning period of 6–12 months. The VA's IRRRL (Interest Rate Reduction Refinance Loan) is one of the fastest refinance products available and requires minimal documentation.
