What Makes IRRRL So Simple?
The IRRRL was specifically designed to reduce the burden on veterans refinancing their VA loans. Unlike a traditional refinance, the VA IRRRL typically requires no new appraisal, no income documentation, and no employment verification. The lender simply confirms your current VA loan is in good standing and the new rate is lower.
The Net Tangible Benefit Rule
VA regulations require that your IRRRL provide a "net tangible benefit" meaning the new loan must actually improve your financial position. For fixed-to-fixed refinances, your new rate must be at least 0.5% lower. For ARM-to-fixed, the new rate just needs to be lower than or equal to your current rate. This rule protects you from being sold a refinance that doesn't benefit you.
Costs & the Funding Fee
The VA Funding Fee for an IRRRL is just 0.5% of the loan amount significantly lower than purchase loans. You must have made at least 6 consecutive monthly payments on your existing VA loan before you can refinance with an IRRRL. Additionally, at least 210 days must have passed since the first payment due date of your original loan. Can I roll my closing costs into the new loan?
Yes for both IRRRL and Cash-Out refinances, closing costs and the VA Funding Fee can typically be financed into the new loan balance. What's the maximum I can borrow on a VA Cash-Out refinance?

Do I need to currently live in the home to refinance?
For an IRRRL, you must certify that you previously occupied the home as your primary residence, it doesn't have to be your current primary residence. For a Cash-Out refinance, the property must currently be your primary residence at the time of closing.
Will I skip a mortgage payment when I refinance?
In many cases, yes refinancing often results in skipping one month's mortgage payment during the transition. This happens because interest is paid in arrears and the new loan's first payment isn't due for roughly 30–60 days. Can I refinance if my home is underwater (worth less than I owe)?
