Who is eligible for a VA Home Loan?
Eligible borrowers include veterans, active-duty service members, National Guard and Reserve members with qualifying service, and surviving spouses of veterans who died in service or from a service-connected disability.
Is the VA Home Loan only for first-time buyers?
Not at all. You can use a VA loan whether it's your first home or your fifth. As long as you have sufficient entitlement and meet lender requirements, the benefit is available every time you buy.
Can I use a VA loan if I have bad credit?
The VA doesn't set a minimum credit score. Most lenders we work with approve borrowers with scores in the 580–620 range. If your credit needs work, we can advise you on next steps and realistic timelines.
Can surviving spouses use a VA Home Loan?
Yes. Eligible surviving spouses of veterans who died in service or from a service-connected disability can use the VA Home Loan benefit, provided they have not remarried (with certain exceptions).
What is the VA Funding Fee and can I avoid it?
The VA Funding Fee is a one-time fee (typically 2.15% for first-time use) that sustains the program. Veterans receiving VA disability compensation are exempt. Others can roll it into the loan with no out-of-pocket cost.
Can I buy an investment property with a VA loan?
VA loans require the borrower to occupy the property as their primary residence. You cannot use a VA loan for a pure investment property but you can buy a multi-unit home (up to 4 units), live in one, and rent the others.
What happens to my VA loan if I'm deployed?
Active-duty borrowers have protections under the Servicemembers Civil Relief Act (SCRA), which can cap your interest rate and provide other financial safeguards during deployment. Contact us and we'll walk you through your options.
How is the VA appraisal different from a regular appraisal?
